Why the Lowest Sticker Price Isn't Always the Least Expensive Home

A lower price can look like the easy choice, but the true cost depends on what comes with the home.

See how the numbers compare for the homes you are considering.

Compare New vs. Used for Yourself

Look at what the price includes

A brand-new home may include newer appliances, updated building materials, energy-saving features, and warranty coverage. A used home may offer an established location, mature landscaping, or other features you value. Compare what you receive, not just the number on the listing.

Incentives can change the math

A builder or seller may offer help with closing costs. A builder or lender may also offer a confirmed rate buydown. These offers can change the cash needed at closing or the monthly payment, but only count an incentive after it is confirmed in writing.

Use one clear comparison

Place both homes side by side. Use the same down payment, loan term, and interest rate unless you have a confirmed difference. Then compare the estimated monthly total, the annual difference, and the five-year difference.
